I. Who We Are
Puro Dreams S.L. is a company registered in Spain under CIF B95974010, with registered office at Avda. Simón Bolívar 16, 48920 Bizkaia. Registered with the Mercantile Registry of Bizkaia, Volume 5885, Folio 153, Sheet BI-74133.
We operate purodreams.com and its associated services. By using our website or making a booking through us, you accept these Terms and Conditions in full.
II. What We Do
Puro Dreams provides a curated accommodation service connecting discerning travellers with professionally managed luxury properties for short and medium-term stays.
We act as an intermediary between you (the guest) and the property owner or their appointed manager. We are not the owner, operator, or landlord of any property available through our service. We are not a party to the rental agreement between guest and property manager, nor are we an organiser of package travel within the meaning of EU Directive 2015/2302.
We select and verify the professional managers we work with, but the property manager remains solely responsible for the accuracy of property descriptions, the condition of the accommodation, and the fulfilment of the rental agreement.
III. Bookings
When you submit a booking request through Puro Dreams, you are expressing your intention to enter into a rental agreement with the property manager for the dates and property selected.
A booking is confirmed when you receive a Booking Confirmation from us. At that point, a binding agreement is formed between you and the property manager. Puro Dreams is not a party to this agreement.
By confirming a booking, you acknowledge that you have reviewed the property details and are satisfied the accommodation meets your requirements. You accept the applicable house rules, check-in and check-out times, and maximum occupancy as stated in the property listing. The booking is personal and non-transferable without prior consent from the property manager. You confirm you are at least 18 years of age. Children under 25 may be included as additional guests subject to the property's house rules.
IV. Payments and Fees
Puro Dreams acts as a collection agent on behalf of the property manager for the sole purpose of receiving and processing your payment. Your total payment comprises:
Accommodation fee — the rental amount for the property, including any additional services requested.
Security deposit — a refundable deposit held against potential damage during your stay, as specified in the property listing.
Cleaning and local taxes — any applicable cleaning fees and tourist or hotel taxes required by local regulation.
Operational charges — We may apply an operational service fee for administration, verification, and booking coordination. If applicable, it is included in the confirmed pricing prior to acceptance. After Booking Confirmation, it is non-refundable except where mandatory law applies. Deposits, cleaning, and taxes are excluded.
Full payment is collected at the time of booking. Payment is remitted to the property manager within 24 hours of your arrival.
V. Cancellations
By the guest. Bookings made through Puro Dreams are non-refundable unless the property manager has specified alternative cancellation terms in the property listing. By completing your booking, you confirm that you understand and accept the applicable cancellation policy. The Puro Dreams operational charge remains non-refundable regardless of any cancellation terms offered by the property manager.
We strongly recommend that you take out appropriate travel insurance to cover any booking made through our service.
By the property manager. Property managers commit not to cancel confirmed bookings except under exceptional circumstances. If a cancellation by the manager occurs — including failure to provide access at the agreed check-in time — you must notify us within 24 hours.
Where the cancellation is not attributable to the guest, Puro Dreams will, in cooperation with you, either arrange equivalent alternative accommodation through our portfolio (subject to availability) or issue a full refund of the accommodation fee and operational charge.
Neither Puro Dreams nor the property manager will be liable for additional costs incurred in connection with a cancelled booking, including travel, event tickets, or consequential expenses.
VI. Security Deposit and Damage
The security deposit is held as protection against damage caused during your stay.
If damage occurs, the property manager must notify us within 48 hours of your departure with supporting evidence. If no notification is received within this period, we will assume no damage has occurred and the deposit will be released.
If a deduction is applied, you will be notified and may dispute it by contacting us within 48 hours of notification.
VII. During Your Stay
If any issue arises with the accommodation or its facilities, you must notify the property manager as soon as reasonably possible, and in any case within 24 hours. The property manager will use reasonable efforts to resolve the issue within 24 hours of notification.
Any dispute not reported during your stay or within 48 hours of departure must be resolved directly between you and the property manager, without the mediation of Puro Dreams.
Where mediation by Puro Dreams is requested and accepted, both parties agree to cooperate in good faith and provide all relevant information. We will use reasonable efforts to resolve any dispute within 7 days. If resolution is not achieved, the European Commission's online dispute resolution platform is available at: ec.europa.eu/consumers/odr
VIII. Limitation of Liability
Our service is provided on an "as is" basis. To the maximum extent permitted by law, Puro Dreams excludes all implied warranties regarding the reliability or accuracy of content on our website.
Nothing in these Terms excludes our liability for death or personal injury resulting from our negligence, fraud, or any other liability that cannot be excluded under Spanish law.
Subject to the above, our maximum liability to you — whether in contract, tort, negligence, or otherwise — shall not exceed the total amount you paid in relation to the relevant booking, or €1 in respect of any other claim.
Puro Dreams shall not be liable for indirect or consequential losses, loss of profits, loss of reputation, or damage arising from the conduct of any property manager or guest. Property managers are independent contractors, not agents of Puro Dreams.
IX. Your Conduct
By using our service, you agree not to use our website for any unlawful purpose, attempt to circumvent our service to avoid applicable fees, post or communicate content that is defamatory, discriminatory, or offensive, or infringe the intellectual property rights of Puro Dreams or any third party.
We reserve the right to suspend or terminate your account if we reasonably believe you have breached these Terms.
X. Intellectual Property
All content on our website — including text, images, design, and software — is owned by or licensed to Puro Dreams S.L. and is protected by applicable intellectual property laws. No part of our website may be reproduced, modified, or distributed without our written consent.
XI. Privacy and Cookies
Your personal data is collected and processed in accordance with our Privacy Policy. By using our website, you confirm that the information you provide is accurate.
Our use of cookies is governed by our Privacy Policy. You may manage your cookie preferences through your browser settings or our cookie consent interface.
XII. Changes to These Terms
We may update these Terms and Conditions at any time. Any changes take effect upon publication on our website. Continued use of our service after publication constitutes acceptance of the modified terms.
XIII. Governing Law and Jurisdiction
These Terms and Conditions are governed by Spanish law. Any dispute arising from these Terms shall be submitted to the courts of Bizkaia, Spain.
