Brac Bliss

Brac Bliss, an opulent retreat situated on the edge of the historic village of Skrip on the Island of Brac, Croatia, offers a lavish experience with its expansive living spaces and breathtaking views. This grand 6-bedroom, 6-bathroom villa encompasses 700 sqm of living space within a total area of 920 sqm.

With a capacity for up to 12 guests, Brac Bliss features three Double Suites with Super King Beds, each boasting living rooms and private terraces or balconies. Suite 1 offers a spacious 52 sqm area with a large terrace, walk-in closet, and ocean and garden views. Suite 2, covering 55 sqm, features a small terrace with a private lawn, garden views, and a distant ocean view. The Master Suite, an impressive 59 sqm space, includes a walk-in closet, bathtub, shower, living room, two balconies with an outside rain shower, and panoramic ocean and garden views, along with a fireplace.

The villa also comprises 3 Double Rooms with Super King Beds or optional singles, all equipped with French balconies. Bedroom 1, 20 sqm, adjoins the Master’s with a separate bathroom and ocean and garden views. Bedroom 2, 25 sqm, includes an en-suite shower/bathtub, walk-in closet, and ocean and garden views. Tower Bedroom 3, 20 sqm, offers a courtyard view, en-suite shower, and a separate Coffee Corner with a fridge, with access to the Tower Pavilion boasting sea views.

All bedrooms have dedicated bathrooms with showers and bidets, with 2 featuring bathtubs in addition to showers. The suites and Bedroom 2 include double vanities, Brac stone amenity holders, and a minimum of 2 meters of granite countertops. Bedrooms 1 and 3 feature single vanities and showers, and three of the bedrooms have 100% blackout curtains.

Brac Bliss’s public spaces are equally grand, including an Inner Courtyard known as “The Cloister” covering 180 sqm, a Formal Dining Room for 12, a Salon/Living Room with Fireplace, and a Library/Media Room with Fireplace. The villa also features a huge eat-in Chef Kitchen, a Professional Sous Chef Kitchen, and a Summer Kitchen for outdoor dining. Additional highlights include an Indoor Sauna, an Outdoor Movie Theatre, an Eco Organic Kitchen vegetable garden, and a Massage/Meditation Tower Pavilion.

The outdoor area boasts a 22 x 5 meters Swimming Lap Pool, a Jacuzzi for 4-5 persons, and a Wine/Olive Oil Cellar. A Garage for 4 Cars and parking for up to 6 additional cars are available within the estate.

Brac Bliss is conveniently located in Skrip, offering superb beach access and proximity to various beaches and attractions on the island. The villa’s northern coast location provides easy accessibility to Split, just 25 minutes away by water taxi.

On request, Brac Bliss offers a range of amenities, and the villa is staffed with four permanent staff and one seasonal staff, ensuring top-notch service. Security features include a gated entry, outdoor security cameras, and 5-6 staff on the property at all times. Miscellaneous notes include a no-pet policy (with exceptions), designated smoking areas, and the acceptance of weddings/events for a maximum of 50 people for both villas booked, and 30 people for a single villa.
An Accessible Island Location – Skrip, Brac

The villas are located on the edge of the Village of Skrip, Island of Brac, Croatia. Skrip is an ancient Roman village with a history stretching back more than 2000 years. There is a small grocery store and outdoor café in town, a children’s playground and the island’s only museums — both the Museum of Olive Oil and the Museum of Brac, which includes Roman artifacts
The Villas are situated about 1.5 kilometres from the coast as the crow flies and have commanding sea views, as they are perched atop a hill, on a plateau containing the town of Skrip. The houses genuinely have a coastal feel, and at night the entire lights of Split and mountains behind sparkle in the distance – it’s 8 kms from the villas to Split.
The villas enjoy superb beach access. There are good beaches in Splitska (just below, 4 minutes’ drive downhill, walkable on nice footpaths leading down) and on the road to Supetar (11 minutes away) which has multiple beaches including beach clubs/bars. There is a marvellous selection of nearby beaches with easy bathing in Postira (8 minutes away). The piece de resistance is Lovrecina Beach (only 14 minutes away) – a beautiful, super sandy (rare in Croatia), long shall beach with beach bar and restaurant. Lovrecina is arguably the best beach on Brac – competing in beauty with Bol’s Zlatni Rat which is 35 minutes’ drive away. Finally, there is the historic port and stone-working city Pucisca, which also has great beaches and is located 18 minutes’ drive away.
The villas’ location on the northern coast of Brac is fortuitous – as the immediate area boasts a wealth of things to do and is the most accessible part of the island to Split, which is a 25-minute water taxi away. Nearby, the town of Supetar is the capital of the island, with the most shopping, hotels, restaurants and things to do (including bars and night life); the south side (with the exception of the resort and beach (Golden Horn) of Bol which is the island’s party / younger area) is less populated.
Brac has 25 well-maintained bike trails that together make up 1026 kilometres.
Brac Airport (Bol) is only 25 minutes away by car. The airport boasts substantial private jet traffic and several commercial routes in the season (Zagreb, Bolsano, Vienna). Pre-Covid, there was regular charter service from Graz, Klagenfurt, Ljubljana and Munich. Commercial airline service to Brac is anticipated to expand in next years as Split Airport is already over-subscribed in season.
Split is 20 minutes by water taxi from either Splitska or Supetar, or 50 minutes with ferry from Supetar. A car ferry goes almost every hour in summer season. A fast hydrofoil runs to Split from Sutivan (17 minutes’ drive) in the summer from 3-4 times a day and takes 25 minutes. Water taxis can be ordered throughout the season. Split has Croatia’s busiest airport, with direct flights from all over Europe, and a ferry service is slated to re-start in 2023 directly from the Airport’s water taxi drop-off to Brac.

The Cloister – an Inner Courtyard with fountain: 180sqm, wrapped around with glass walls / Sliding Windows and an inner-corridor, Villa Johanna is literally built around an oasis of green, bougainvillea, climbing plants over a pergola, a Brac stone three tier fountain and in the centre an ancient, gnarled 100-year-old olive tree.

Security Features

2.2-meter fences on three sides of property which have road access surrounding the villas (all fenced except for the immediately contiguous farmland on fourth side which is secure as uninhabited – this allows dramatic sea views)

5-6 staff are on property at all times (staff quarters are located next to both entries into the property providing an additional layer of security).
Dog (child friendly young Shetland Sheepdog – miniature collie — assists to provide security). The dog can be penned / kept in service quarters if guests are not dog-friendly, but the dog provides excellent security.
